Description

The property consists of two non contiguous parcels containing approx. 628.76 acres identified as the East Parcel and the West Parcel. Both parcels are connected together via a 33' easement for ingress, egress, drainage, & maintenance. The East parcel contains approximately 447.83 acres, excluding a 5 acre out parcel. The West Parcel contains approximately 180.93 acres. Both parcels can be accessed from either N. W. 144th Avenue or N. W. 190th Street, both paved county roads. The entire subject property operated as a commercial citrus grove until late 2005 when all citrus trees were removed due to canker, however, the citrus tree row beds on the East parcel and above ground reservoirs and irrigation wells on both parcels remain in place and are subject to existing South Florida Water Management District water use and surface water management permits. The East parcel contains planted pine trees with some scattered oak and cabbage tree hammocks and 2 equipment barns. The West parcel contains open pasture land with scattered oak and cabbage tree hammocks.
