The Hagerstown Distribution Facility is located at 16500 Hunters Green Parkway in the Hunters Green Industrial Park in Hagerstown, Maryland. It is located approximately 72 miles west of Baltimore near the intersection of I-70 and I-81, and is easily accessible from exit 5 on I-81, approximately 3 miles southwest of Hagerstown. The park, originally developed in the 1990’s, has become predominantly a build to suit user development area for such companies as Staples, PetsMart, Daycon, and most recently, Lenox. The subject facility is sited on approximately 70.25 acres, and was designed by Perkins & Will Architects in 1998. The facility was developed in 1999 and contains approximately 824,298 square feet.
With 42’ clear ceiling heights, 44’ x 50’ column spacing, and extensive dock loading, the shell is constructed of tiltup concrete panels and concrete block, with an 8-inch +/- concrete slab with controlled levelness floors. The roof is an insulated rubber membrane with stone ballast with a twenty (20) year guarantee. There are presently 102 dock doors with levelers, seals and some trailer lock mechanisms.
Hagerstown, Maryland is centrally located in Washington County between Pennsylvania, Virginia and West Virginia. Cities such as Baltimore, Philadelphia, Pittsburgh, Richmond, Washington, DC and Harrisburg are all within a 3-hour commute. Interstate 81 is a major truck transportation corridor linking West Virginia, Virginia and Pennsylvania,eventually merging into Interstate 78 running through the Lehigh Valley and east to Newark, New Jersey.
