Description

Property consists of 20 waterfront acres under the Gibbstown Bridge on the Intracoastal Waterway in Cameron Parish, Louisiana. The parcel features 1900' of waterfrontage; approximately 2 acres deep X 10 acres wide. Property is available for lease opportunities.
Property has tremendously gained in value since Hurricane Rita (9-24-05).
A Geologist was hired to do a complete wetland determination which was submitted to the US CORPS of Engineers, and the determination was that the entire parcel is "free and clear" of wetlands except for a couple of feet where the land merges with the Cameron Prairie National Wildlife Refuge.
(The parcel is surrounded on three sides by the wildlife refuge and the other side consists of water frontage.
The Gulf Coast Intracoastal Waterway is a MAJOR thoroughfare for transportation of Industrial/Commercial
goods. The land is VERY easily accessible via barge and just as easy by vehicle. Paved entrance Road; Secluded, "out of the public's eye" dead end parcel.
One way in- One way out.
Area is patrolled daily by Cameron Parish Sheriff's Department for security purposes.

The land is located approximately 22 miles SOUTH of Lake Charles, Louisiana and approximately 18 miles from Cameron, Louisiana. We are in a central, mid-parish location which makes getting to and from any area in this parish, or in neighboring Calcasieu Parish very easy.
The location is secluded enough so that there is absolutely no public traffic in the area.
(The only people that will be there are people who are supposed to be there).
***Other easy directions: From Interstate 10, you take exit 36 (which is the Cameron/Chloe exit)-
Exit to the south over US Hwy 90.(You will be on Hwy 397) Continue approx. 6 miles to the intersection of
Hwy 397 and Hwy 14. Take a left on Hwy 14 and stay on 14 through Holmwood, LA. (At Holmwood, LA 14 turns into LA 27.) Sty on 27 SOuth until you get to GIBBSTOWN BRIDGE. Right before you get on to the bridge, take a left at the small feeder road. Look for orange property markers.
Property begins in the center of the paved road and continues east along the Intracoastal Waterway.
The back part of the property is bordered with tall trees.
