It has R-30 batt insulation in the ceiling and R-19 batt insulation in perimeter and demising walls and it has a new rubberized roof over a 1" rigid foam base, which will make for an excellent sound attenuated environment. Restrooms are located at 5 strategic locations throughout the facility. The HVAC system in the warehouse/flex area is planned to be suspended gas forced air and ceiling evaporative units, which can be upgraded to meet the tenant's needs. The lighting system in the warehouse/flex area is planned to be standard mercury vapor lighting. Column spacing is 40' x 50'. The warm insulated shell will be ready for occupancy in mid July. The warehouse/flex space has not been demised and is all one open contiguous space at this time.
