The course is located in southern Maine. There are several nearby courses that are all older courses and not nearly in the same excellent condition as the subject course. There is significant room for growth. Very little marketing has been done since it opened. Also, each of the last two years have had significant, unusual weather related revenue issues such as extremely rainy springs and falls. When normal weather patterns resume, revenue should climb.
The real estate parcel is 87 acres. A 2,800 SF clubhouse with pro shop and snack bar is included. A 3,360 SF maintenance building, mowers and related course maintenance equipment is included. There is a fleet of 20 golf carts that are owned by the golf course and are available for public rental.
