This 1773 pasture ranch with 1400 irrigated acres is loaded with potential. Almost 3 miles of the Susan River traverse the property. The Susan River supplies 11.71 cfs of water with adjudicated rights, and is also a magnet for wildlife. The ranch has 233 shares from the Lassen Irrigation District and 8 deep electric wells. Water is conveyed via open ditches to all the fields with the exception of Field 36 and portions of the permanent pasture to the west and the north of this field. The first is a steel frame hay barn that the owner states holds over 750 tons of hay. The ranch is located near the city of Susanville, the county seat of Lassen County in Northeastern California. Susanville is approximately 84 miles northwest from Reno, Nevada and 112 miles east from Redding, California. Agriculture, government and recreation are all major employers in the area. The Honey Lake Valley east of Susanville is a major farming and ranching area in the region. The Northern California Correctional Center is located approximately six miles east of Susanville along the northern edge of the valley. To the east of Honey Lake is the Sierra Army Depot. Major recreation areas include Eagle Lake, Honey Lake, Lassen and Plumas National Forests. The ranch is bound by U.S. Highway 395 on the South and Conservation Center Road on the North. It is bisected by Leavitt lane which traverses the ranch in a north-south direction.
Honey Lake Wildlife Area is on the mouth of the Susan River on the north shore of Honey Lake and has numerous bird species. Mammals such as deer and antelope and a modest amount of warm-water fish are taken at Honey Lake. The wetlands are maintained by the California Department of Fish and Game.
