The frontage road on Interstate 10 is a two-way road which allows access to and from both the east and the west. Additionally, this tract is accessible to and from FM 1663 with an access easement on the north property line.

Winnie, Texas is situated at the intersection of Highways 124, 73, and Interstate 10 approximately 20 miles southwest of Beaumont, Texas, 25 miles west of Port Arthur, and 70 miles east of Houston, Texas. It is affectionately known as the "Gateway to the Gulf". It has a population of approximately 5,000 people.

Beaumont, Texas is situated at the crossroads of Interstate 10 and U.S. Highway 69. It is located in the heart of Southeast Texas, and is the largest city between Houston (90 miles to the west) and Baton Rouge (180 miles to the east). It is a thriving community of 120,000 people with a Metropolitan Statistical Area (MSA) of more than 370,000 people and a trade area of more than 500,000 people. Although Beaumont' s economy is directly related to the petrochemical industry, its economic vitality is supported by a diversity of business and industries as it is a Regional Retail Center and Healthcare Center for Southeast Texas and Southwest Louisiana.
