This 43,668 square foot office building for the Citizenship and Immigration Services branch of the Department of Homeland Security through the U.S. General Services Administration (GSA) is located in Orlando, Florida, near the Orlando International Airport. The Citizenship and Immigration Services is leased on a 15-year gross lease. The Citizenship and Immigration Services (CIS) Orlando office represents a new prototype for this agency of the Federal Government. The building is a new single story LEED (Leadership in Energy and Environmental Design) Silver Certified facility, qualified in accordance with the Green Building Rating System of the U.S. Green Building Council. This facility is constructed of a masonry load bearing and structural steel/bar joist shell, TPO roof system, and stucco exterior. Features include Category 2 Blast Rating of the structure, exterior glazing systems, and doors; Category 2 hydraulic vehicular access control devices; and high security controlled access to much of the building. Finishes of note include sunflower board, bamboo, cork flooring, polished concrete, and other low emitting materials.

Strategically positioned in the center of Florida, the Orlando MSA is comprised of 4,012 square miles or 2.6 million acres. The MSA consists of four counties: Osceola, Orange, Lake and Seminole. There are numerous lakes scattered across the region, and the topography is generally flat with few impediments to development.
