This forty acre parcel was originally part of a ranch known as the Gaffke Ranch consisting of three hundred and sixty acres. The ranch fronts on Love Lane, a paved road, and approximately half way between Baxter Lane and Hulbert Road both running east and west. An abandoned railway right of way and the abandoned Hulbert irrigation ditch forms the north boundary. The remaining Gaffke Ranch parcels form the south and west boundaries. The Ranch lies approximately six miles from the center of Bozeman all on paved roads. The Black- Bull Golf Community lies two thousand four hundred fourteen feet to the south.
The topography is generally flat, with slopes ranging between one and three percent. Area has a typical ground water of twenty feet. The ranch is presently leased to a farmer on an annual basis who generally grows hay and small grains. It is presently under summer fallow.
The Bridger Mountains may be viewed to the north east and the Gallatin Range and the Spanish Peaks to the south. Butte lies eighty two miles to the west, Billings 142 miles to the east and West Yellowstone ninety one miles to the south.
