Description

Parcel is 20,850 sf on a hard corner of a major intersection in central Phoenix. Traffic count was 63,300 VPD per City of Phoenix count in 2005. Originally built in 1961, the station had a major upgrade in the early 2000's when it was converted from Texaco to Shell. The building is approx. 2,000 +/- sf, of which about 1/2 is the c-store and the other 1/2 is a single-bay drive-thru self-serve carwash. The carwash equipment is a Ryko Soft Gloss system.
The UST system was installed in 1985, and consists of 4/fiberglass reinforced plastic tanks and piping; total capacity is 40k gals. 4 Gilbarco Advantage MPDs with CRINDs serve 3 grades of unleaded + diesel. The fuel dispenser configuration is 2 islands w/2 MPDs per island, and individual 25'x30' overhead canopies for each island with 14'8" clearance. The UST system is monitored by a VeedeRoot TLS-350 electronic monitor. The site is environmentally compliant with no open violations as of 3-16-10.

The location is in a metropolitan area about a mile west of I-17 in central Phoenix. All 4 corners of the intersection are developed into retail properties. Grocery-anchored center behind station remodeled 2010. Both Glendale Ave & 35th Ave. have commercial development within a 1 mile trade radius. The side streets lead into established neighborhoods with both SFH and high-density housing.
