108 unit mini-storage facility that includes 75 dry units and 33 climate controlled units of varying sizes. The facility is about 8 years old. It consists of 2 buildings that feature a concrete drive, has security lighting and water. The units are very low maintenance with very little grass to cut. The occupancy rate is about 92% and it seldom goes lower than 85% but it's been over 95% often.
There is no fence around the buildings, but this would certainly be a way to increase occupancy and rents. There is a manager in place and she said that she would be glad to continue running the units for the new owner.

Lucedale in located in George county Mississippi which is about 35 miles north of Pascagoula and the gulf coast. I don't know the population but I believe to be around 10,000. The mini-storage is located on hwy 26, which is one of the main thoroughfares in Lucedale.
