Since 1983, the traffic count for this area has almost doubled. According to the DOTD, the traffic count in 2007 was 42,294 cars per day. A few of the business that have already located here are Affordable Dentures, Corbin Turpin Orthodontics, Progressive Bank, Ouachita Valley Credit Union and a Car Wash. Currently, Monroe Animal Hospital is under construction.
Only 3 lots are left in Unit 1, Unit 2 is behind unit one and doesn' t have frontage on Hwy. 165. However, there are 21 lots and they are priced between $3.00-$4.00/sq. foot.
Hwy 165 North Chauvin Business Park. Chauvin Place Business Park is located on Hwy. 165 North just past the point where Forsythe Ext. feeds into Hwy. 165. This business park has tight restrictions in place and the developers are offering curb and gutter streets, sub service drainage and underground utilities. This site is located just outside the city limits of Monroe where businesses have the luxury of paying only parish taxes.
