in Carson, California with a Victorian home at the park entry. The park
consists of 81 mobile home sites and one single family residence situated on
5.81 acres and is currently 100% occupied. The single family residence is
occupied by the owner's family. It is a 3 bedroom, one bath, 1,500 square
foot house. The market rent for the house is $1,600 per month. There is a
rear utility building that can be converted into an apartment for rent. It is
currently being used for storage.
Park amenities include a recreation room with a kitchen, pool table, rest
rooms and showers, a laundry room, swimming pool with a barbecue, picnic
table and benches and a recreation / play area for children. The front of the

Rancho Dominguez is located in a manufacturing zoned district and is a legal nonconforming use. One possible use for the site is industrial redevelopment. The lot totals 5.81 acres / 253,083 SQ' and is priced at $13.6 per foot. The Relocation Impact Report and the Planning Commission dictate the cost of the relocating the existing residents when the Conditional Use Permit expires on November 2, 2012. The City of Carson incorporated this area in 1977 (15 years after the construction of the park) and implemented the Carson zoning ordinance on October 3, 1977. The Carson Municipal Code granted a 35 year amortizing use period in 1977 which will expire November 2, 2012.
