Description
The Merrimack Hotel and Conference Center sits on over 16 acres of land. The 4-story, 140,000 square foot building is a high quality, solid structure of block and plank that includes a full sprinkler system, presenting significant potential in many redevelopment scenarios. The unfinished renovation lends itself to a variety of commercial uses, such as hospitality, healthcare, apartments or assisted living facilities.
This 203-room hotel and conference center has an interesting history. It was opened in 1980 as a Hilton, and has since undergone several management and brand changes. The most recent management group established the property as an independent hotel known as the Merrimack Hotel and Conference Center. In 2006, the facility closed for a major renovation and expansion that included new guestrooms, restaurant, and lounge area, as well as 9,800 square feet of meeting space; however, the overhaul was never seen to completion.
Merrimack is located in Hillsborough County, 52 miles north of Boston and 12 miles south of Manchester, which is New Hampshire' s most populated city. The property sits right off exit 11 of the Everett Turnpike, with easy access to the Manchester Boston International Airport. Downtown Merrimack is located just 2 miles from the site, and the immediate neighborhood includes a variety of restaurants and hotels, as well as commercial, retail, and residential areas. A 12-screen Cinemagic Theater is located adjacent to the property. Other area hotels include a 115-room Fairfield Inn, a 129-room Residence Inn, and a 68-room Comfort Suites. Additionally, the town of Merrimack has recently approved a fairly large retail development in the area.
A three-unit strip center located on .07+/- acres and a .06+/- acre pad site adjacent to the hotel & conference center is being offered individually.
