TERRAIN: It has basically level, open terrain, except that on the north end of the property the bed of Caney Creek meanders through the property. Caney Creek in this area consists of a series of wet weather lakes created by earthen dams with spillover pipes.

SHAPE: The property is basically rectangular in shape.

FLOOD PLAIN: The property is primarily out of the 100-year flood plain, except for the portion associated with the creek bed of Caney Creek.

SOILS: The primary soil type is Norwood silty loam (commonly referred to as "Caney Soil" in the Wharton area). This soil is considered to be some of the most fertile soil available which consistently produces higher yields over other soil types.
