Description

Built and opened in 1921, the State Theatre is part of the National Register of Historical Places. Its ornate appeal consists of a terra cotta façade, a flashy marquee, detailed plaster work, mosaic floor tile in the lobby and entrance, and marble work throughout. This beautiful building sits on .37 acres and is 34,847 square feet in size. It accommodates 1,600 people, has four retail storefronts and 3,500 square feet of office space with a private entrance.

The State Theater was designed by architects Newhouse & Bernham in the Classical Revival era.

The theatre has been well preserved through a public-private collaboration and provides a great investment opportunity. Uses could include a concert hall, dinner theatre, movie theatre, church, night club, or retail center. Site plans are available that could be utilized to develop an internal mall with additional office and retail shop space. This property provides the opportunity to redevelop a historic, significant building with excellent exposure, into a commercially viable project with strong returns.

The State Theatre is located in downtown South Bend and is in close proximity to the Civic Center, the College Football Hall of Fame, the Coveleski Regional Baseball Stadium, the Studebaker National Museum and of course, the famous University of Notre Dame.

Rich in history and lore, the State Theatre originally opened as the Blackstone Theatre Vaudeville House. Besides the stories of the many vaudevillians who entertained on the stage, in 1934, John Dillinger and his gang robbed their last bank on the same city block and had a shoot-out with police in front of the Theatre. The theater was also the site of the world premiere of Knute Rockne All American, a classic film starring Ronald Reagan as The Gipper.

This property is offered for sale in a timed internet auction as part of NAI Global's Commercial Property PowerSale. Broker participation welcomed.
