The lease is fully guaranteed by DaVita Incorporated, a publicly traded leader in the dialysis field. There are annual increases in the rent at the rate of two percent per year. DaVita Dialysis is paying a low based rent of $17.73 per square foot. DaVita Dialysis has invested a significant amount of their own money into the facility, taking on the responsibility for the entire interior build-out. The property has been turned over to DaVita Dialysis for them to finish the build-out. Rent will commence on January 1, 2010.
