LoopNet Facilitates Sale of 15,820 SF Office Building
Alfred Lara of RE/MAX College Park in Los Alamitos, CA had been a LoopNet Premium Member for about a year and a half, and was beginning to wonder if the investment would ever pay off. Then he received a LoopNet Email Alert about a 15,820 SF office building "just listed" a few blocks from his own office. He promptly notified his buyer who immediately submitted a full price offer of $1,680,000. Says Lara, "My Premium Membership really paid off by allowing us to be in on the negotiations from the very start - a fact that contributed to us ultimately acquiring the property". Broker Sells $28.5 Million Office Building on LoopNet
Shyam Chetal of United Capital in Fremont, CA listed a 193,000 SF office building in Oakland, CA on LoopNet.com. Chetal subsequently received multiple calls from around the country and ultimately sold the building for $28.5 million. Says Chetal, "I found the buyer through LoopNet.com, it's amazing how much exposure you get in the market. I am very happy to be a Premium Member of LoopNet".
Broker Completes a 1031 Exchange on LoopNet
Clara Brandon of Brandon & Associates in Rancho Cucamonga, CA sold three small apartment properties in Southern California for a client who wanted to 1031 into NNN commercial. The client wanted an 8.5% to 9% cap rate, which is difficult to find in Southern California. On LoopNet, Brandon found two, new Super Wal-Mart outparcels, with national credit tenants, one in Woodward, OK, the other in Amarillo, TX, both with 9% cap rates. Says Brandon, "We recently closed escrow on both properties totaling more than $4 million".
Sperry Van Ness Sells Complexes on LoopNet
With one transaction closed and two in contract as a result of LoopNet, it is no surprise that the first thing Tim House of Sperry Van Ness does when he gets a listing is enter it on LoopNet. House recently listed an Albuquerque apartment building on LoopNet that caught the attention of a New York-based private investor. While that specific property did not ultimately meet the investor's requirements, House was able to quickly identify another apartment complex that did. As a result, House represented the investor in the purchase of a 129-unit apartment building in Albuquerque. As a Premium Member, House's listings are accessible by more than 450,000 LoopNet users, resulting in over 400% more exposure for his listings than basic listings.
Non-Profit Searches LoopNet for Donation
Each November, Bob Cullenbine, the Development Director of The Family Giving Tree, searches LoopNet to find a 100,000 square foot warehouse in the San Francisco Bay Area to be donated to his organization to use for the month of December. The Family Giving Tree is a non-profit organization that provides over 50,000 gifts each year to kids who would otherwise go without gifts. Once again, Bob found what he was looking for - a 91,000 square foot warehouse in Sunnyvale donated to him by Equity Office Properties Trust. The holiday season will be more joyful thanks to the efforts of The Family Giving Tree and EOP.
LoopNet Facilitates $11.75 Million Mall Sale
Gardner Williams SIOR, Stephen Ford CCIM and Peter Menefee of Compass Commercial Real Estate Services in Bend, Oregon credit LoopNet with facilitating the sale of the Sunriver Village Mall. As LoopNet Premium Members, Gardner, Stephen and Peter immediately posted the property on LoopNet. Within 60 days of posting the $11.75 million retail property on LoopNet, several qualified offers were received from principals and represented buyers. The property ultimately sold to an out-of-state buyer whose buyer representative found the listing on LoopNet. "LoopNet is the premier online tool for marketing all of our commercial listings and it delivers excellent results", said Stephen Ford.
Iowa Broker Closes Third Deal on LoopNet
Scott Olson of Skogman Commercial Group in Cedar Rapids, Iowa, was approached by Hunter's Specialties, the world's largest manufacturer of hunting accessories, to help sell a 67,000 square foot office/warehouse that Hunter's Specialties currently occupied and then lease the building back from the purchaser. After already successfully completing two other transactions via LoopNet, Olson's first move was obvious - immediately post the listing on LoopNet. As a Premium Member, Olson's property listing was accessible by all 350,000 LoopNet users. Scott closed his third successful LoopNet transaction when a California investor in a 1031 exchange saw the listing on LoopNet and purchased the property for $2.85 million.
LoopNet Facilitates Sale of Several Restaurants
Marc Strauss of Marcus & Millichap in Fort Lauderdale credits LoopNet with making the sale of two Duffy's restaurants in Florida. As a LoopNet Premium Member, Strauss posted the listings on LoopNet and sent out ProspectList email brochures of the listings to all LoopNet buyers with matching investment parameters. He received responses from several investors, including some private investors in Long Island that eventually closed on the restaurants. Strauss had already sold another Duffy's restaurant earlier in the year through LoopNet. "LoopNet is an effective tool that complements our firm's other marketing efforts and national sales platform" said Strauss.
LoopNet Helps Broker Sell Property Twice
Last year, Art Barry of Coldwell Banker Commercial Eberhardt & Barry in Georgia sold a warehouse in North Carolina to an investor who found his listing on LoopNet. As a result, Barry instantly believed in LoopNet's effectiveness. So when that same investor asked Barry to resell the 141,250 square foot warehouse for him, Barry knew exactly where to market the property - LoopNet. Barry's strategy paid off again. The largest Porsche parts distribution company in the Eastern U.S. found the property on LoopNet and purchased it. "Both buyers found me on LoopNet," said Barry. "No two ways about it, LoopNet got us connected for a very large sale twice."
Portfolio Sales Success on LoopNet
Jay Legg of CBL Properties in Austin, Tex., is a broker who buys and sells properties mostly for his company’s own account. His firm’s principal geographic area of interest is Texas, but they also have properties in Arizona, Nebraska and Oklahoma. Recently charged with disposing of a portfolio of 24 small-town bank buildings across Texas, Legg listed the properties on LoopNet. He received over a dozen solid leads from the service, and ultimately sold at least three of the properties to buyers who identified them on LoopNet.
LoopNet Leads to $11 Million Transaction
Terry Marks, principal of National Net Lease Realty, was representing an investor looking for a net-leased investment. After checking The Wall Street Journal and his inventory of listing brochures, Marks turned to LoopNet, where he’s turned often over the years. He found the Garden Ridge Retail Center in O’Fallon, Ill., that was listed for $11,450,000 by Timothy Baydala of Grubb & Ellis’ New York office. An offer was made immediately and the deal closed soon after. Marks noted: "The listing broker was in New York, the seller was overseas, the property was in Illinois, and the buyer and I were in Southern California. This is why LoopNet is important — to put together deals that otherwise would not come together." Since that transaction closed, Marks has done at least two more deals with LoopNet’s help. Acting as the buyer’s representative in other 1031 exchange transactions, he’s identified property on LoopNet that his clients purchased.
A Signed Lease and Tenant Occupancy in Three Days
Diane DuCharme of South Florida Industrial Corp. posted an industrial space for lease on LoopNet. SH&G, a consulting and engineering firm that is located in New York City, contacted DuCharme about the property, located at Highway 441 and 51st Street in Ft. Lauderdale. SH&G’s client needed industrial space for aircraft equipment. After contacting DuCharme, representatives from SH&G flew to Florida immediately and toured the property, which perfectly fit their needs. A lease was signed within 24 hours, and all the equipment was moved into the new space within three days of the initial contact.
LoopNet Facilitates Cross-Country 1031 Property Exchange
Craig Lipton, a commercial real estate broker and seasoned LoopNet user from San Francisco, was looking to place proceeds from an apartment sale into a new investment with significant cash flow. "I was looking for a triple-net deal in Michigan or Florida. An Office Depot listed for $3 million in Jackson, Mich., popped up on the first page when I searched LoopNet," Lipton said. On behalf of his client, he made an offer immediately, and the deal closed quickly — saving Lipton time and money. The cross-country sale was part of a 1031 exchange, which offers real estate investors the opportunity to defer capital gain taxes on a property sale by exchanging it for a "like-kind" asset held by another investor. It’s estimated that tens of thousands of like-kind exchanges occur in the U.S. every year.
Smith and DeGroat Broker Wins Three New Listings from LoopNet
Alan Berger of Smith and DeGroat credits LoopNet for helping his firm sell property fast. His most recent LoopNet success involved a two-story law office in Mineola, N.Y. Within three days of listing the property on LoopNet, Berger received calls from two brokers. Both made offers on behalf of their clients; the seller accepted one of them — it all happened in less than a week. Berger’s online success hasn’t stopped there; with the help of LoopNet, he’s also done deals outside his primary territory, identifying properties in Texas and Maryland that interested buyers he’s represented. What’s more, because his listings are visible on LoopNet, he’s won three exclusive listings from sellers who’ve seen his name on the site while looking for a broker in the area.
With LoopNet’s Help, Texans Buy and Sell Land Online
Richard Gould, principal of McDade, Smith, Gould & Company of Houston, Tex., didn’t believe the Internet could help his business soar until he used LoopNet to sell a 2,300-acre tract of land near Woodland, Tex. Gould listed the property on LoopNet, and was soon contacted by Jerry Perkins of Per Tex Properties. Perkins was representing homebuilder Lipar Development Group, which was seeking a suitable site for its next project. Lipar made an offer on the property listed by Gould, and it was accepted within two weeks. The deal closed several months later, with a transaction value of $4.5 million. Now Gould lists all of his firm’s available properties on LoopNet and, via LoopLink, the listings automatically display on his company’s own web site. "I’m a believer," Gould said. "Since we did our first deal using LoopNet, all of our available properties are listed online." Also, since that first transaction closed, Perkins has used LoopNet to identify a second land parcel for his same buyer-client.
LoopNet Leads to 35,000 SF Lease in Florida
When the First American Title office in Clearwater, Fla., needed a 35,000 square foot office space to lease, they turned to Bill Eshenbaugh of BBRE Eshenbaugh Commercial Services, with whom they had a longstanding relationship. Eshenbaugh turned to LoopNet, the listing service he had been using for years. He immediately found six LoopNet lease listings that met his client’s parameters, and emailed those listings to First American. One of the spaces was a perfect fit, and First American signed a 10-year lease, resulting in a full commission for Eshenbaugh. Eshenbaugh focuses primarily on sale properties; at any one time, he has between $50 million and $60 million in listings on the system. "LoopNet works for me," he said. "I receive an inquiry a day on the listings I post to LoopNet."
New York Broker Closes Third Deal on LoopNet
Marie Zere, a Long Island, N.Y., broker, has closed three transactions resulting from LoopNet leads. The latest: Representing a New York-based owner, she sold a 54,265 square foot industrial building in O’Fallon, Mo. The buyer’s representative, Robert Staniforth of Grubb & Ellis/Krombach Partners, is based in St. Louis. He was one of the many LoopNet members who saw the listing online and expressed a strong interest in the property. Ultimately, one of Staniforth’s clients made an offer for it, which was accepted. Said Zere: "LoopNet makes the phone ring. The value of the system as a lead generator is terrific. I’ve closed at least a half-dozen deals resulting from LoopNet leads."
LoopNet Facilitates $21 Million Sale
Longtime LoopNet user Dan Rush of ADR Commercial Realty in Texas sold two client properties over LoopNet: the Fasken Center office complex in downtown Midland, Tex., and the Pure Resources Building, also in Midland. Together, the two properties represented 605,000 square feet of office space. The properties fetched $20.8 million from a buyer also based in Texas. Said Rush: "LoopNet makes me the same size as everyone else."
International Transaction Gets Done via LoopNet
Rollin Caristianos, a broker based in Little Rock, Ark., was enlisted to sell a 7.8-acre shopping center by its Australia-based owner. In addition to using traditional marketing channels, Caristianos listed the property on LoopNet, attracting the attention of St. Louis, Mo.-based Terry Scott of Terry Scott & Associates. Scott shared the listing with his client, Canada-based Lakewood Mall, Inc. Lakewood liked the Fairfield Bay, Ark., property so much they bought it. Said Caristianos: "This was my first Internet deal and also my first international transaction. This wouldn’t have happened if it weren’t for LoopNet."
CB Richard Ellis Sells 253 Apartment Units on LoopNet
When Laurie Lustig-Bower of CB Richard Ellis listed Village Green and Village Grove for sale for owner Kennedy-Wilson, the first thing she did was post the properties on LoopNet. Because CB Richard Ellis and Kennedy-Wilson are LoopLink clients, the listings automatically displayed on both the Kennedy-Wilson and CB Richard Ellis company web sites. Equally important, the properties, with 253 units combined, were exposed to LoopNet’s 340,000 monthly visitors. Two separate investors saw the listings on LoopNet, contacted Lustig-Bower and ultimately purchased the Southern California apartments. (Lustig-Bower represented the buyers and sellers in both sales.) Bob Hart, senior managing director of Kennedy-Wilson, said, "With LoopNet’s help, we sold two properties, quickly identifying buyers who might not otherwise have seen our listings."
