The Property is located on Sonora Road, Oakdale, CA. Stanislaus County. The Property consists of a total of 490 +/- acres made up of 3 parcels (see parcel map), APN #’s 002-063-055 (386.13 Ac), 002-063-052 (64.08 Ac) and 002-063-004 (40 Ac). Almonds were planted; 155 acres in 2015 and 275 acres in 2016 for a total of 430+/- planted acres. APN #002-063-055 is in the Williamson Act. As per Stanislaus County APN no’s 002-063-052 and 002-063-004 are not currently in the Williamson Act. Property was ripped to a depth of approximately 6 feet, 2 directions, North to South and 45 degrees with slip plow. Orchard was planted spring of 2015 and 2016. Varieties include 100% Independence on Nemaguard/Lovell rootstock. Spacing is 22’x14’, 141 trees per acre. The irrigation water for the Property is provided by 3 Ag wells pumping a total of 5901 GPM. The property is served by 3 irrigation pumping stations, Pump # 1 with 75 HP motor 528 gpm (call for test results). Pump # 2 with 450 HP motor 3570 gpm (call for test results). Pump #3 with 250 HP motor test pumps 1803 GPM. These 3 pumping stations are powered by PGE electrical. The entire system is interconnected to the main lines which supplies irrigation water to the micro irrigation system. Fertilizer is injected directly in the irrigation system from an injector system at the pumping station. The property is not in the Oakdale Irrigation District, however owners have installed a side-gate in the OID canal that runs through the property with the intent to purchase surplus water from the district when available.
