PROPERTY OVERVIEW

This property has been a rental facility since it was built in 1992. Since 1998, it has been occupied by Hertz, now Herc, and they are moving to a much larger facility about 15 miles away. They have been excellent stewards of the property and it is in very good condition, considering the age. The property is a combined office/retail/industrial garage and rental facility which measures 60' x 120' and contains 7200 ft.² in addition to a second floor office and conference areas that measures about 500 ft.² It has thick floors capable of maintaining large equipment. It has three overhead doors plus a double door for gaining entry of small rolling stock into the showroom. The yard is quite spacious around the building and there is employee parking on the other side of the street along the creek bank. The equipment yard is down below the main display area and is long and narrow and completely fenced. At the end of the equipment yard, on a concrete paved area is a small garage used for industrial repairs and it measures 24' x 36' along with a 20' x 36' canopy adjacent. It has all utilities to it. The property actually has about 5 acres of total ground, but only 2.2 acres is fully usable. The rest is peripheral lands and hillsides. It has good access off Jefferson Road which is currently being upgraded to three lanes along with a 21st-century interchange at its intersection with Kanawha Turnpike about a thousand feet to the north. After the interchange is finished, in about a year and a half, it will be easy to go out to Jefferson Road, take a left, and drive right up onto Interstate 64 going East and West without a stoplight or any other hesitation. Going the other direction, the Appalachian highway known as Corridor 'G' is less than half a mile away and it is a quicker access to downtown Charleston plus it goes south down into the coalfields and into Kentucky. Southridge Center with its myriad of shopping, restaurants, hotels, etc. is only a mile away. Part of the reason that Hertz is leaving the facility is that there is no highway frontage or visibility. Despite this, they did a banner business over the last 2-3 years. It was this uptick in business that caused them to make the decision to go to a facility which may be three or four times as large and certainly more expensive.
