1965- Milled log- 2 story south addition 1999-2000 Carpentry The milled log addition (new in 1964) was converted from bearing wall to siding. All perimeter floor and roof loads were transferred from the log wall to an interior and parallel new 2x6 insulated bearing wall. The Floor and roof were leveled New arctic entry was framed and an aluminum and glass “store doors’ installed. Interior milled log bearing walls were removed and replaced with 2x6 bearing walls with associated new column/beams and joists. Exterior stair access was removed the open 2nd floor deck enclosed and roofed over with new joist and beams. New columns that run continuously to bearing. Second floor above the gallery space was rebuilt and joists replaced with deeper/stronger joist. The floors were leveled with new beams and columns that run continuously to bearing in the basement. Roofing Hot mop roofing (1964) was removed and replaced with epdm rubber on all flat roof sections Electrical NEW 200Amp, 3 phase electrical service was installed as was a new distribution panel and 2 new sub panels. All branch circuit wiring was replaced with code compliant systems. All electrical work was permitted and installed to existing code. Plumbing The entire drain, waste and vent plumbing system was removed and rerouted and replaced in ABS. Heating zone piping removed and replaced in copper. All domestic water supply piping was replaced with copper. Both ground level commercial toilets were designed and installed as ADA compliant. All plumbing work was completed under permit and installed to existing code. Result: The gallery space was entirely restored to 1938 original elegance. An owner occupied apartment was installed on the second floor of the original building. The ground level 1964 South addition was converted to a separately accessible stand-alone commercial unit and leased immediately. 2001 Original 1938 wood stave sewer pipe to Cushman Street required replacement. From the end of the drain/waste/vent ABS in the basement to the utility sewer line under 10th Avenue. 2002 The south facing parking lot was excavated to minus 2 feet and refilled with compacted pit run and then paved with recycled asphalt. The building’s roof drain was routed to a new 10 cubic yard dry well. 2006 The vertical log retain wall along Cushman Street and 10th Avenue was replaced with segmented cedar logs. The contained areas were landscaped with flower beds and new lawn. New trees were planted and a new perennial flower bed was created. 2008 New double pane windows in the gallery and upstairs apartment were installed replacing windows from 1938. 2011 A new computer room was relocated and rewired as per tenant (PFD) requirements 2012 The 1964 boiler was removed and completely replaced by a new energy efficient system. Aurora Energy district heat is used and the building’s entire hot water distribution system was upgraded to use this new heat source. A cleaner, greener way also became a cost effective solution. 2015 All new EPDM garage roof
