Visited by Route 66 travelers from all over the world, Roadrunner Lodge Motel is rated #2 of 23 properties in Tucumcari (according to TripAdvisor), and 5* rated on Yelp, Google, etc. (current stats as of listing date). Built in 1947 and 1964 as two separate, adjacent properties, Roadrunner Lodge comprises the former Leatherwood Manor (1964, east side) and La Plaza Court (1947, west side) properties. At some point, the properties were joined together and now have a common ~500 square foot lobby and operational ~1400 square foot living quarters. Property has operated as Comfort Inn and America's Best Value Inn but would not likely meet current flag standards. Only the 1964 section, commercial laundry and lobby of the property is powered at this time. 20 of the 30 rooms (~5400 square feet) on the east side of the property are renovated and in service as nightly rentals. 28 of these rooms feature newer (2017) Friedrich 7,000 BTU PTACs. In 2014, the east side received a new roof and electric service. In 2017, additional breaker box upgrades were completed. Closed circuit security camera system conveys. The 20 operational units feature 23 Serta Perfect Sleeper Presidential Suite II hospitality mattresses purchased in 2014 or later, and are furnished with either genuine mid-century furniture, or of the style. Several rooms have rare vintage “Magic Fingers” vibrating bed units. All have themed decor and period pieces including vintage magazines, art, artifacts, etc. Current usable motel and storage room configurations include: 3 single queens 4 double queens 13 single kings 1 assistant manager single room apartment with a small kitchenette and ¾ bath (part of the 30 rooms, can convert back to rentable motel room. Will be unfurnished. 2 motel rooms used as storage rooms (some tools/equipment convey, to be negotiated), each with ¾ bath, that can be converted back to rentable motel rooms. 4 housekeeping storage rooms. 7 motel rooms needing further renovation and furnishings, but under new roof and with power. Leased commercial laundry equipment is on premises with one 30 pound washing machine and one 45 pound commercial dryer. These are pay-per-load, usage reported monthly. The ~1400 square foot central living quarters comprises an upstairs one bedroom with adjacent ¾ bath, living room, featuring forced air heat and refrigerated air conditioning new in 2014. There are two storage closets that are not climate controlled. Downstairs, a dining/living room, and kitchen featuring 12” tile countertops, 2014 stainless steel dishwasher and gas stove/range, is heated and cooled via electric wall AC/heat. The majority of the living quarters features vinyl flooring with a wood pattern installed ~2014. The refrigerator does not convey. The sofa upstairs conveys. Adjacent to the living quarters, accessible via an indoor hall, is an additional ¾ bath in an employee area (also accessible via the living quarters), and a substantial storage room which includes an employee refrigerator and chest freezer, both purchased ~2016. Guests have access to an included commercial coin-op washer and dryer, a shared refrigerator and microwave in a common area. Guest rooms themselves do not include these amenities. There is a large fenced yard with grass and a fire pit and games for guests, including “washers”. The original pool was professionally completely removed, not filled in. Included is a supply of woven web vintage-style lawn chairs, and several vintage style lawn tables, used during the high season and when tour groups come. There are genuine French "Fermob" brand bistro chairs and tables for outside the motel rooms. The currently non-operational west side of the property, built ~1947 as La Plaza Court needs roof work, electric, and plumbing service. There is a potential for a second living quarters on the west side of the property, including several bedrooms and baths. The original 1947 facade appears to be intact although not guaranteed. Most of the west side of the property is not inspected, some rooms have known roof leaks and will need mold remediation. All rooms are currently furnished but in unknown condition. All rooms likely need new doors and locks. The current electronic locks are discontinued. The west side is currently configured as 13 motel rooms of varying sizes. The former living quarters could be converted back to living quarters, but is currently configured as two multi room suites. Many of the rooms are furnished with obsolete motel bedding and furniture. Some of the rooms have been expanded by converting the former carports to living space. Some of the rooms have the ~1947 original tiled showers with arched entries, ideal if converting back to a retro-themed property. The west side former La Plaza Court has historical significance as it is listed on the National Park Service list of "Route 66 Properties Listed in Black Traveler Guidebooks" as of the 2014 list. The west side of the property has potential as motel rooms or it could be repurposed as student housing for Mesalands Community College, monthly rentals, or even small retail/gallery dependent upon zoning and parking. Buyer to verify. Two classic and operational vehicles are excluded but negotiable: 1963 Rambler American (rare, ~11,000 original miles) that is currently displayed on property, and 1963 Ford Galaxy currently on loan to the New Mexico Route 66 Museum.
