PROPERTY OVERVIEW
103 S Market Street is a build-to-suit office building within Wilmington's new Riverfront East development. The proposed multi-story office tower features a striking façade and green roof, and will provide fantastic views of the Christina River. Riverfront East is the converging point of downtown Wilmington and the city's current riverfront. This 86-acre mixed-use campus plans to build a vibrant, bustling, and sustainable urban community, a place for businesses to thrive and lives to flourish. The proposed development plan consists of approximately 1.9 million SF of office space, with typical building heights of five to six stories. Interspersed with cultural, recreational, and public-use green sites, office buildings at Riverfront East are poised to be great places to work. Riverfront East will not only mirror Riverfront West's balance of life, work, and play but also become its own entity, full of unique experiences and historic charm. Its mix of uses promises to attract visitors taking advantage of the many transportation options connecting it to the region and beyond. Of the plan's 86 acres, 13.3 have been conceived as open public or green spaces, designed so that the site can expand in the future in a thoughtful, sustainable manner. Most forms of transportation access the site. A walkable bridge and water taxi allow quick travel up and down the Wilmington Riverfront. A proposed new stop on the Riverfront East side will help promote cross-river connectivity and bring the two sides together as part of a single entity. Bike lanes will provide an added level of mobility, helping increase the accessibility of the development with fewer cars. Wide sidewalks will provide plenty of space for pedestrian activity, and trees will cast shade onto the street and create a pleasant environment. Two main arteries—South Market Street and South Walnut Street—offer direct connections between the site, the existing downtown section of Wilmington, and interstates 95 and 495. Most of the site is within a 10-minute walk of the Joseph R. Biden Jr. Amtrak Station—one of the busiest stops along the northeast corridor that connects Wilmington with Washington, D.C., Philadelphia, New York City, and other cities in the Northeast. The railroad station also serves SEPTA's Wilmington/Newark Line, connecting Wilmington to local stops in New Jersey, Pennsylvania, and Delaware. Nine DART bus lines plus additional proposed stops are onsite. Wilmington-New Castle Airport is less than five miles to the south, and Philadelphia International Airport is 23 miles to the north.
