PRODUCTION FACILITY: This improved facility potentially be used with two of three adjacent parcels that total 3.73acres (1.81 acres and 1.92 acres). These parcels are located off of Tyler Road and currently have one shared access point, although additional access points could be added along Tyler Road just to the South. These sites are improved with landscaping type material storage bins, asphalt paving, raised concrete platform (possible loading dock height), lighting, chain-link fence, and limited landscaping. There is one building on site that was constructed in approximately 2011 with an addition in approximately 2015. The building contains a mix of concrete block and pre-engineered steel exterior, with a gable pre-engineered steel roof. The building has a front small office area, open production/storage area, and rear mechanical/electrical supply room with the potential for very heavy duty power. The building offers loading docks down the north side, with ground level overhead doors along the east and south end of the building. Note that currently two of the overhead doors have been removed and filled with temporary sheeting. The facility consists of office/reception area, waiting area with pellet stove and stone veneer, restrooms, conference area, private office areas, break room area, driver training area in the lower level, as well as small private driver rest areas that consist of a bed, shower, toilet and sink, and warehouse space. Interior office and lower level driver rest/training area finishes include acoustic tile ceilings; painted drywall and wood tongue and groove wall coverings; and a mix of fluorescent and incandescent light fixtures. The warehouse/truck service area contains pre-engineered steel ceiling and wall coverings, concrete slab flooring, fluorescent lighting, 10-ton rail crane, sixteen overhead doors, in-floor drainage system that lead to a 10,000 gallon catch basin, parts storage areas, vented spray-painting area, and several pits used for truck maintenance. The office area is heated and cooled by gas-forced air, and the warehouse is heated by modine heating units. The facility has a total gross building area of approximately 27,096 square feet. Additionally, there is a second building located to the rear of the site. This building was built in 1990 and rebuilt after a fire in approximately 2016/2017. This building is primarily a pre-engineered steel building shell that houses equipment for business operations. This building contains approximately 2,260 square feet.
