This 208 acre island is one of the largest farmable islands in Idaho on the Snake River, with over three miles of river frontage. The irrigation water rights for the 132 acres of prime row crop ground is free and the pumping cost from the Snake is less than $4,000 per year.
There might be as much value in the hunting and recreational opportunities as there is in the farming. The waterfowl hunting for mallards, honker and is naturally really good and could be improved with crop and habitat management.
There is a good sized herd of mule deer that call the island home, with a few big old bucks sneaking around. Quail, pheasant and wood ducks are abundant and there are seriously too many turkeys.
Grab a lawn chair, relax and go shore fishing for nice small mouth bass and sturgeon while watching bald eagles soaring and the mighty Snake rolling along.
Oh ya there is a private bridge for access, a decent four bedroom house, two big shops, a good irrigation system, over a mile of three phase power running to the three lift pumps in the Snake, some corrals, thousand of huge maple tree along the shoreline, about an hour to the Boise airport and 5 minutes to the Payette airport and the award winning 18 hole Scotch Pines Golf Course.
