Description
This is a producing pistachio orchard in the heart of the Central Valley only a quarter mile from the San Joaquin River. The property is offered for sale subject to a long term leasehold interest. The owner receives a cash rent minimum guarantee each year against a 15% share of the gross crop production. The orchard was planted in 2015 on UCB 1 root stock and grafted to Golden Hills. 2023 will be the first major harvest for the orchard. Groundwater is from 3 wells with PWL at only 105' to 140' producing a total of 3,500 GPM. The property has also joined the Triangle T Water District as a secondary water source for credit under the Sustainable Groundwater Management Act (SGMA). The soils series are primarily made up of Rossi Silt Loam, Pozo Loam and Foster Loam. Class II and Class III ratings. There is PG&E service on the property and all wells are powered by electric motors. There are no buildings or improvements on the property. NOTE: The Sustainable Groundwater Management Act (SGMA) requires water basins in California to be sustainable by 2040. SGMA may limit the amount of groundwater pumped from local aquifers.
