REVENUE IDEAS: Bed and Breakfast Have a couple live in the garage apartment onsite to run this. They could manage the following activities: 1. Rent 4 house rooms and 2 barn mini suites 2. Cooking Classes – Kara and I went to a remote country B&B and everyone that stayed there was in the $90/person cooking class. What a way to double your revenue on Saturday night guests. We could have someone come in and teach for $100 or something. 3. Wine Tasting in the evening 4. Trap & Skeet Shooting - Maybe we would only do this on certain days so it wouldn’t be annoying for weekend B&B guests. You only really need a $350 machine to do this. You can charge $.75/clay, and double the purchase cost for boxes of shotgun shells. 5. Massage & Spa services on demand (scheduled with someone in Lago or Marble Falls who can come in only when a client is scheduled) 6. Archery – I saw another place charge $35/hour for this. I suppose you would just check out a Bow and Arrow to someone and have a target or two somewhere on the property. 7. Horse Trail Rides (Managed by the horse boarding employee below) 8. Free Stuff: a. Hiking Trail b. Hay Rides c. Winter Camp fire w/ Smores d. Bocce Ball Events 1. Weddings – We could market to all of the wedding planning companies. My buddie’s cousin worked for one of the top Austin wedding planning companies. I bet she could tell us how to market the property. This place is pretty close by…about 10 minutes from us. Bachelor/Bachelorette Parties 4. Corporate Events a. Team building? b. Weekend entertaining? Animal Boarding My sister used to work at Camp Peniel about 10 minutes from Cow Creek. They have a horse stable and a horse person that takes care of their horses. Maybe we could hire that person on a % of sales basis to manage animal boarding and the following activities, part time. 1. 17 stables for Horses – Going rate out there is $500/month or $35/day for short-term boarding. 2. xxxx cages for Dog boarding – Kara pays $30/bight for short-term dog boarding. It’s ridiculous! 3. Cow lease – Very little money here. Maybe a few thousand a year. 4. Horse Lessons 5. Trail Rides Sell the 35 acres at $15,000/acre with owner financing??? Or split it up into 3 tracts and sell? It’s really easy to split up land into 10 acre plots. Less than 10 acres requires a subdivision plan. Doable, but requires a little more work. Winery TABC only charges $800/year for a “winery”. You don’t have to actually make or bottle wine, as I read the law. As a “Manufacturer” of wine, we could purchase some other brand at a wholesale price and pay them to label it as “Cow Creek” wine. Under law a winery is allowed to sell wine at the winery location, give away wine at the winery, and ship wine. Wineries sell wine to distributors at 50% or the retail price, and I think that the law allows us to deal with other wineries directly. There aren’t any wineries that I could find on the N. side of Lake Travis between Austin and Horseshoe bay. So maybe people would come by and stop out there Saturdays and Sundays to spend some money on wine and gifts? 1. Private Label Winery (no bottling or growing operations) 2. Wine Tasting Flights 3. Wine Sales 4. Store with wine, dry foods, gifts, oils, soaps, etc. 5. Evening Wine Bar to sell to B&B guests and other people in the area
