ABOUT ROUTE 83 CORRIDOR NORTH
The Route 83 Corridor houses some of Baltimore’s largest corporations and with that, one of the area’s largest concentrations of suburban office parks. Home to firms including McCormick & Co., Bank of America, Johnson, Mirmiran & Thompson (JMT), and Kelly & Associates, among others, the area boasts a sizable office-using workforce.
Despite being known as one of the suburban office mainstays in Baltimore, office development is rare. The area tends to see more office renovations than it does new development. However, that is not necessarily unique to the office sector, as development of any kind tends to be limited along this stretch of real estate in Baltimore.
York Road is the main thoroughfare in this portion of northern Baltimore County and the heavily trafficked roadway is home to a plethora of complimentary retail and restaurant destinations. That is headlined by the Hunt Valley Mall, which has been growing in recent years by way of both multifamily and retail expansions.
The Timonium, Cockeysville, Padonia, and Hunt Valley areas offer a well-educated, high-earning demographic as well. Many executives call the area home, particularly in neighborhoods west of Interstate 83. That results in a higher single-family homeownership percentage on that side of I-83, with a higher renter cohort to the east of I-83.
