The zoning also includes provisions for modifying building types based on unit-type demand by submitting a “minor” modification of the development plan to the Harlem Township Zoning Board. The New Albany area is one if the fastest expanding areas around Columbus Ohio. Expansion of residential housing, apartments and condominiums has been growing north from Central College Rd along Harlem Rd with development currently within about 1.5 miles of the proposed site. Additional sites continue to be developed to the north moving towards Fancher Rd. A roundabout has already been installed at the intersection of Harlem Road and Smothers Road in anticipation of the increased traffic in the area due to the new and planned development (that roundabout is less than 1000 ft from the proposed site)
