Rent Types


The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. National Spay Alliance Foundation began in the spring of 2013 it was founded by Pam Pierce and a Colorado Veterinarian as Spay Today Mobile Outreach. Realizing the the need for low cost spay/neuter services in under served communities the program expanded from its Colorado roots. The gold standard for spay/neuter clinics developed by the Humane Alliance of North Carolina was utilized to design a high volume high quality program. To date we have worked in Colorado, Kansas, Georgia, New Mexico and New York with their mobile units. They began going to Dalton, GA at the request of a local rescue organization in the Spring of 2013 with their mobile unit. At the close of each trip a waiting list still existed for services. They began coming more frequently until it was clear the need for services was immense.

Steve Montalvo, Director of Real Estate
Steve Montalvo was born and raised in Saint Cloud, Florida and moved to the Tampa area in 2007. Steve joined the Validus Group team as a Business Development Associate in May 2014 before being elevated to Director of Real Estate in May 2016. As the Director of Real Estate Steve is responsible for the management of a 620,000 SF commercial real estate portfolio consisting of office, industrial and retail properties. His areas of expertise include leasing, acquisitions, dispositions, property management, accounting and marketing. Steve is responsible for the sourcing of new tenants, potential acquisitions and investments, and managing the company's long-term growth model. He also oversees the organization's marketing, social media, website, media relations and public relations strategies.

During his time with Validus Group Steve has helped coordinate the acquisition of over 420,000 SF of properties with a transaction value of $17MM. He has assisted in more than tripling the size and revenue of the portfolio during his tenure.

Prior to Validus Group, Steve served as the Assistant Director of Recruiting for the University of Kentucky Football team. He graduated cum laude from the University of South Florida with a Bachelors Degree in History and a Minor in Political Science. While at the University of Kentucky, Steve earned his Masters Degree in Sport Leadership. He is a licensed Real Estate Sales-Associate in the state of Florida and is currently pursuing his Broker's License.
