Prime acreage located on the banks of the Trinity River in Ft Worth, TX (now the 4th largest metro area in the US). There is ~34 acres of commercial/ industrial land with easy access to major highways and interstates. Within just 1 mile of Gateway Park and 5 miles of downtown Ft Worth/ Panther Island (and blocks from 2 large RV dealers). Well over half a mile of river frontage and ~650’ of road frontage with all utilities. We envisioned this as a 100-150 space RV park on the “upper” land with food truck park, sports courts, parking, and maybe even some self storage for long term campers (once you see location, you’ll know why). Or could just purchase knowing the value will only go up with all the growth coming this way. This was just appraised for $1.5M. Looking to assign for ~$700k, but open to offers, especially if equity in future development is an option. There have been numerous questions regarding the flood plain. Please see survey attached. For additional color historical data shows a crest of ~26’ as highest on record…I’ve been there at about 5’ and there was still ~30’ before it would get onto the “upper” land. With all of the flood prevention work done in the area the past few decades, not sure if/ when we’d ever see crests that high again.
