PARK BROCHURE
ABOUT EFFINGHAM COUNTY
Less than a 30-minute drive to the Port of Savannah, one of the nation’s largest and fastest-growing deepwater ports, Effingham County has become a destination for importers seeking access to larger plots of available land. The county is connected by major highways such as Interstate 95, the busiest on the United States Eastern Seaboard; Interstate-16, which connects Savannah to the major metro of Atlanta; and Georgia Highway 21, where developers have been busy building larger and modern distribution facilities, particularly near the town of Rincon.
Several major corporations and third-party logistics providers occupy more than 1 million-square-foot spaces in the area. Those include home improvement and home goods retailers such as Lowe’s, Serena & Lily, and Bradshaw Home, and this category of industrial tenants is likely to continue growing, as population growth supports continued home construction in the Southeastern United States. DeWell Container Shipping, Lecangs, and DHL Supply Chain are also major industrial tenants here.
Savannah has regularly led the United States for industrial construction as a percentage of existing inventory. Demand drivers include growth at the Port of Savannah, which is likely to continue as challenges at West Coast ports lead importers to shift business to the East Coast. Additionally, the recent completion of Hyundai’s 17 million-square-foot electric vehicle production facility in Bryan County will increase demand for suppliers and distributors.
