Access, exposure and visibility are considered to be good from U.S. Highway 290 East. The site is within the corporate limits of the City of Manor and is zoned “C-2” – Medium Commercial. The “C-2” zoning allows a mix of commercial uses including retail, office, light commercial, large format commercial, and similar uses excluding residential and multifamily. The subject’s current use as a small retail development is considered to be a legal, conforming use.
