First floor level (1,200 square feet) plus cellar (approximately 1,000) are offered for rent.
1. Term of Lease: 5 years.
2. Rent for Space: $4,500; Cellar space is an additional $500. 2% annual escalations.
3. No cooking spaces (i.e. restaurants), but ok with light cooking such as cafes, coffee spots.
4. Concession is possible for 30-60 days, but it will depend on the store and level of renovations being performed.
5. Payments by new tenant: 2 months security, plus 1st months rent. Only exception is if a big chain store is the tenant that has a proven record of maintaining other storefronts.
6. Real estate commission: Paid by owner of one month's rent. Will split 50/50 with agent.
