This is the largest available site in Downtown Lincoln, conveniently located between the Historic Haymarket, the University of Nebraska, and Lincoln’s downtown business district. The site is situated in both an Opportunity Zone and a 20 year TIF district. It is fully entitled for construction up to 275 feet with utilities and parking in place to support more than 400 residential units and is fully demolished. Adjacent to this redevelopment opportunity at 11th and O Streets, a Hampton Inn and the Montana based premium restaurant Rib & Chop House, created by Finally Restaurant Group, will occupy an existing six story building. Additionally, a skywalk easement is available to extend to the 1,000+ stall city garage to the east, allowing for allocated parking, in addition to the site being positioned to support underground parking. The City of Lincoln is investing approximately $18 million in streetscape enhancements to improve the aesthetics, safety, and connectivity of key downtown corridors, including 11th Street and O Street. This project will also add a bike lane along N Street, connecting to the city’s trail network. Drop off lanes have been approved for both O Street and N Street.
