The lower level is an 8,600 sf space with access to an elevator as well as a loading dock in the back of the building. The large amount of space available at a competitive price makes it a unique opportunity within the most central building in downtown Auburn. This area is perfect for a commercial kitchen and storage area although we are open to different concepts. A commercial kitchen, in combination with an upstairs restaurant, market and event space, would elevate the building as a center for community activity. Attached below is an example subdivision to help give context to the potential of the space (this is a theoretical subdivision and we are happy to adjust based on tenant usage).

The first floor, with its 30-foot-high ceilings in the central atrium area and facade of glass, provides an ideal space for a myriad of uses. We envision the central atrium as a shared dining area and event space with a collapsable stage. During the daytime, the Atrium will be a space for all to visit, further benefiting all tenants. In the center of this atrium, we hope to display public works of art by local artists, serving to draw in local residents and tourists alike. Events here will bolster the already large roster of events coordinated by the Auburn BID. Events at night will bring together Auburn residents and inspire both social and capital investment in the city. We seek to transform this single-tenant building into a multi-use space from morning to night that helps bring the community together, propel economic development, and help continue the growth of Auburn as a vibrant center for the region. Attached below is an example subdivision of the space to help give context to the potential of the space (this is a theoretical subdivision and we are happy to adjust based on tenant usage).

The second floor of the building, with elevator access, is a 6,692 sf space that overlooks the atrium area of the first floor. The open atrium, as well as offices that line the balcony, bring direct light into the second-floor space, giving the entire space an open and warm feel. Visitors drawn into the first-floor businesses and atrium will have a direct view of the second floor, adding to the potential for different tenants to create draws to the building that assist in each other's growth. There is a lot of potential for this area, whether one tenant would like to take the whole space or it be parceled into retail space and office rentals. Attached below is an example subdivision to help give context to the potential of the space (this is a theoretical subdivision and we are happy to adjust based on tenant usage).

Rent Types

The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.

1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.

2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.

3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.

4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.

5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.

6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.

7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

ABOUT THE PROPERTY

115 Genesee Street, The Atrium On Genesee, is a 25,000-square-foot historical site on the corner of Genesee Street and State Street. The building’s central atrium highlights its 2 story windows and balcony offices with 193 linear feet of frontage that brings natural light into the building. In the center of downtown Auburn, the property sits on the corner of State Street and Genesee Street right among the restaurant row of Auburn with Prison City Brewery and Auburn Public Theatre right next door. The property is centrally located between Auburn’s largest employers including the Auburn Community Hospital, Cayuga County Public Offices, Auburn State Prison, and Cayuga County Community College. The property can be easily accessed through a myriad of public transit routes and there is abundant public parking. Our mission for The Auburn Atrium is to repurpose this property as a central hub for downtown Auburn and the region at large. The Auburn Atrium will be a multifaceted building that we envision will host an event space/commercial kitchen, restaurant/wine bar, flexible office/start-up space, an ATM/bank center, and more. We will be subdividing the building into multiple areas based on tenants’ use and need. We are looking for additional local tenants with new and innovative ideas that would serve the local community. If you fit any of the previously mentioned retail concepts or have your own interest in the space please contact us. We are excited about revitalizing this space and happy to work with tenants to fulfill their potential within the building. We are looking for creative ideas and a diversity of local tenants whose uses will contribute to the building as a whole. Please contact us and we can discuss further our vision for the space and potential for tenant usage.
