Oakwood Mobile Home Park is composed of 58 MH sites which currently house thirty-three (33) single-wide homes, one (1) double-wide home, five (5) RV’s, twelve (12) travel trailers/fifth wheels, and one (1) school bus converted into a habitable dwelling. There are 6 vacant sites available for set-ups. According to the seller, each space has the ability to fit at least a single-wide manufactured home. The park has a laundry room, office, and storage shed and is situated on 4.29 acres with a site density of 13.52 sites per acre. There is one point of ingress and egress located on the east side of the property from Lake Blvd. The road surfaces are asphalt and in fair to poor condition and there is ample parking area throughout the park and at each site. Wood fencing surrounds the perimeter of the property and there is mature tree canopy throughout. Oakwood was originally built in 1958 with forty-two (42) spaces on septic and well services and an additional sixteen (16) were added in 1962. Sometime in the mid-’90s (according to assessor), the park was connected to City Water and Sewer. The City of Redding services the water & sewer and PG&E services gas and electric. Water, sewer, and trash are paid for by the seller and billed-back to the tenants at an occupied site flat rate basis. Gas and electricity are sub-metered and billed to the resident. The sites have water meters, however, the functionality of present sub-meters for water must be determined during due diligence. The Seller currently charges the residents for water and sewer on an occupied site flat rate basis, not based on individual water usage. Due to the age of the park, all of the utility infrastructure must be inspected and components confirmed as part of the due diligence process. The infrastructure components are as follows: Sewer: Cement, Transit and ABS sewer plumbing. The laterals are most likely a combination of these components and the sewer system needs to be vetted through a sewer camera inspection during due diligence. Water: PVC and some galvanized steel pipe. The risers are galvanized pipe. Gas: galvanized steel and there is a gas-line survey every year per PUC requirements. Electric: underground copper PVC conduit. Each site is capable of 50 Amps services. When rented to MH’s 50 Amp breakers are used. When rented to RV, TT or 5th Wheels 30 Amp breakers are used.
