Multiple entries would be available on the interior side of the building providing access to the mechanical room, parking garage, trash room (4 entries), lobby, and two commercial spaces (3 entries). The building would feature a combination of studios and junior one-bedrooms, and one, two, and three bedroom apartments. The project contains 18 studios, 91 junior one-bedrooms, 7 one-bedroom units, 9 two-bedroom units, and 5 three-bedroom units. There are two elevators and two stairwells to serve the residents of this building. The 6th level would feature a 1,342 square foot roof deck with seating and planters. When applying for Building Permit, developer will specify that 5% of the total number of units will be for Moderate Income and 5% of total units will be for Low Income*. Currently, there is an existing commercial building (which is vacant) and a single family home (tenant pays $4,000/month). The Single Family lease has a special clause that credits tenant $1,300/month in exchange for Seller’s unilateral ability to vacate the property without a relocation fee paid.
