ABOUT 120 E SOUTH MAIN ST , FLATONIA, TX 78941

Own a piece of Texas history in downtown Flatonia. 120 E South Main Street: The Lyric Theater, located in the commercial historic district, is both a movie theater and event venue. The Lyric Theater is well known for the front façade with large neon marquee and box office. The theater seating and stage are movable, transforming the area into a large open room in which to host weddings, reunions, business and organization meetings. The second floor is currently used for storage but has the potential for developing up to 2 apartments. Constructed in 1879 with locally manufactured bricks, this building is the oldest brick structure in town. The ground floor was originally Renfro & Routh Drug Store and the top floor originally served as City Hall. By 1885, the lower level had become a mercantile and then later, a grocery store. The upper level after being used as City Hall, was used for dance classes and a business college. In 1913 the building became the ‘Happy Hour Theatre’. In winter movies were shown inside the building, in summer, movies were shown outside in a vacant lot next door. The ‘Happy Hour Theatre’ became ‘The Lyric Theatre in 1930. In 1952 the building’s signature marquee was added and the façade renovated. In 2007 the present owner began the slow and meticulous task of renovating the building and bringing the theater back to life. The theater re-opened in 2017. Theater/venue features: - Exposed brick walls in theater and lobby - 16 foot height ceiling - 84 new, movable upholstered theater seats - 160 person seating capacity for special events - Movie projector, screen, sound system - Concession stand - Alley access storage area behind stage 122 E South Main Street: The first floor of this historic building offers potential retail or office space in the commercial historic district of downtown Flatonia. Recently renovated with an updated electrical system and 2 bathrooms, it is currently being used as a cabinet/furniture workshop and warehouse. Rough plumbing exists for a kitchen but has not been used in most recent years. Exposed brick walls, 16 foot tall ceilings, original windows, doors and hardwood floors are some of the historic architectural elements in this space As an additional income generating opportunity, the second floor has been developed into 3 apartments which feature some of the original architectural elements as well as new modern appliances, kitchens, full baths, central air/mini splits and are wired for internet/phone. 2-bedroom apartment has view of Flatonia Main Street. All apartments are currently occupied by tenants. The two-story building, commercial block structure clad in brick was constructed in 1880. The central entrance is slightly recessed with a metal stoop and double wood doors. Flanking the entry are fixed, single windows that have arched transoms and masonry surrounds. The first occupant was a dry goods store in 1881 under the name of Steinle’s Bazar, later it was a general store, and then a saddlery and the second floor was used for printing. Empty for short time, it was a jewelry store (c. 1910), and then by 1912, a dry goods and clothing store and later a grocery store. In 1931 the second floor began to be used by a company that created stage curtains. The grocery store continued to operate under different owners into the 1980s, and was used for a number of years after as a café.
