DESCRIPTION
Zoned plans include 58 clustered duplex and triplex residential buildings and a 34,800 SF commercial building along Douglas Pike. The residential buildings will total 286,250 SF (2,045 SF per home) with a mix of 125 two and 15 three-bedroom townhomes (140 total). The current plans call for shared on-site septic systems for wastewater disposal. The commercial building may or may not be included in the sale depending on developers interest. Earl Grey Estates was granted master plan approval from the Smithfield Planning Board in July 2020. In October 2020, Smithfield Town Council voted to amend the Comprehensive Plan’s future land use map to show the subject as an area for Planned Development. The Town Council also adopted the findings and rezoned the property to a PD zone. The next stage of the approval process would be to obtain preliminary plan approval from the Planning Board, which a developer must engineer the project and obtain all state and local permits.
