DESCRIPTION

There is a huge hole in the market. Not only are total market vacancies for warehouse space under 2% but the bulk of new warehouse development has focused on the mega-warehouse spaces (in excess of 500,000 sq. ft.). The hottest market in the region is Port Wentworth and now even the existing inventory of 45 buildings average over 240,000 sq. ft. Bloomingdale/Pooler averages over 60,000 sq. ft. The older markets (N. Savannah/Garden City & Greater Savannah) do show smaller spaces but these are all leased up. As a result, smaller users have found it very difficult to find space in this market and when any spaces do become available – they are taken quickly. There is plenty of room in this market and more demand than supply for spaces between 15,000 and 50,000 sq. ft. The Highway 80/Pine Barren site has a potential to yield approximately 45,000 sq. ft. of space and with the entire site in Flood Zone X, and it is believed no cut-and-fill balance is required for construction. A current U. S. Army Corps of Engineers Wetlands permit (J. D.) will need to be obtained.
