This land was originally developed as a truck stop 50 years ago and before I-65 was completed. The previous semi traffic on this highway went to the interstate and made the location unsustainable. CS zoning is hard to find and even harder to get, as today Metro expects everyone to instead come crawling to them for SP zoning on every new project. For those not familiar with how golden CS zoning in Nashville is in terms of a variety of uses, we elaborate at the bottom of this page. The lay of the land is a gentle slope from back to front, as shown by the pictures on our gallery page. It has approximately 300' of frontage on Dickerson Pike and has a Goodlettsville mailing address, but is in fact in Nashville. It is hard to find a CS zoned 2+ acre parcel like this one in this part of Nashville, that is not hilly. Every square foot of this piece is usable without extraordinary excavation or blasting.
