It is the towns obligation to provide this parcel with water. They cannot do so. Wells must produce a minimum of 100 gallons per minute. (There are already 3 wells existing on this property.) There is an existing shallow gravel well on this property that is pumping 25 gallons per minute. It has never been fully blown out or tested. Another deep well, has been drilled producing 100 gallons per minute. The driller advises this sight would provide more than sufficient water needs for this project. A topography study and full survey have been completed on this parcel, preliminary plans have been discussed with the planning board, school district, fire department and police department, and all have been favorably received. All meetings were informal and no formal plans have been approved. This area is eligible for government subsidizing, which would allow for buyers to purchase units with no money down. The government subsidizes 20,000 dollars as a down payment that is forgiven if the buyer remains owner for ten years. If not, the debt must be repaid. A similar project, a half a mile away, is involved with the same program. A 12.67 acre parcel less than 1 quarter mile away, sold at 1.2 million. Approvals for 99 units were granted and it has been developed and completely sold out. Needless to say, this parcel has tremendous potential and is in a terrific location, we offer this parcel to any developer at a price of $9500 per approved unit, minimum price 1.99 million.
