SUBMARKET: The submarket is expanding at a ±15% annual growth rate with new housing being built at one of the fastest rates in the State of Texas. Population growth is being driven by major employment hubs including the $1.1 billion Tesla Gigafactory, which is approximately 10 miles south of the Property and is expected to employ over 5,000 people. Amazon recently opened a new 820,000 SF fulfillment center just over 5 miles to the west that employs an estimated 1,000 people. Samsung has two semiconductor manufacturing facilities in the area which are 5.5 miles west and 14 miles north of the Property. It has invested over $17 billion and created over $4 billion in economic activity for the region, employing over 10,000 people. LOCATION: The Property is located along Hwy 290 and consists of approximately 6.80 acres. The Property is bordered by Hwy 290 to the north, the “Ginsel Tract” to the east, vacant land to the west, and a planned ±278-unit multifamily development immediately to the south. ZONING: The C-2 MEDIUM COMMERCIAL District allows a mix of commercial uses including retail, office, light commercial, large format commercial, and similar uses excluding residential and multifamily. Allows the retail of goods and products to which value is added on-site, including sales of goods and services outside of the primary structure. ACCESS: Access to the Property is provided by a shared access drive, to be designed and installed by Landmark Companies. This access drive will provide a right-in-right out movement for ingress and egress. Additionally, since the Property connects to the planned Landmark multifamily development to the south, this will provide additional access points to move south and east to adjoining thoroughfares. A signalized intersection is planned just east of the Property which will be connected to the Property via shared access drives through the Landmark property to the south and potentially with shared access with the adjacent property owner to the east.
