Due to their anticipated scale, developments should rely on arterial and regional thoroughfares for access and circulation; on-site nonresidential uses should aim to employ and serve residents to prevent frequent vehicle trips to and from the site. Nonresidential development within the Mixed-Use Regional category should provide residents with Citywide opportunities to work and gather for entertainment and recreational purposes.
Development within this category should emphasize placemaking and the pedestrian experience through public and private amenities, orientation toward the street, and preservation of significant natural features. Individual developments should contribute to the district as a whole and cater to Mansfield residents and broader populations as a place to visit, work, and live.
This is within the "Corridor Mixed Use" area of the LINQ Special Area Plan (not "Residential Mixed Use"). The land along the Highway 287 frontage should be reserved for general high-density mixed-use that includes retail, office, and multifamily residential. These uses are less specific than those in the Town Center and other use areas in the district, and are intended to be supportive of those innovation district uses."
