One of the most attractive features of Cedar Knoll is its location in Lindale, Texas. The city of Lindale is located 80 miles east of Dallas, 75 miles west of Shreveport, Louisiana, and 10 miles north of Tyler, Texas. More specifically, the community sits less than one-quarter of one mile north of Interstate 20 (25,000-plus daily traffic counts in the Lindale location) and one-eighth of one mile west of Highway 69. Lindale’s official website declares that “(Lindale) is poised for explosive retail and residential growth” and “With an eye toward the future, Lindale is becoming a preferred destination of forward-thinking businesses.” With many other East Texas tertiary markets beginning to make a strong name for themselves, it’s no surprise that Lindale is following suit. Cedar Knoll’s parking surface is completely concrete, all five of its buildings have pitched roofs (one shingle, four metal), the foundation is concrete slab, and 36 of the units have individual air conditioning units, and the remaining six have wall-mounted air conditioners. There is an on-site laundry facility with five washers and six dryers which are owned by the seller and will be transferred upon sale of the complex. Cedar Knoll has limited submarket rental competition, and the threat of newer product, if and when it comes to market, will likely not affect the residents that call Cedar Knoll home.
