Property For Lease

-Tenant in year 1 pays $19 per square foot with the lease increasing at a 4% rate annual. The first year will be $3,744.58 per month. -Tenant also will pay $12.90 per square foot for operating expenses which will be $2,541.42 per month. The operating expenses consist of Property Taxes, Building Insurance, Trash, Water and Sewer. -Tenant will be responsible for their own power via separate meter. -Tenant will pay for HVAC and all other mechanical repairs, pending owner approval of the repair. -Tenant pays for any damage/repairs to the interior of the building. -Tenant needs to carry a $2M GL with us being named as additional insured. Tenant will also need to carry insurance for the contents of the building and workers comp insurance for every employee. -Security deposit will equal one month of rent and one month of operating expenses, so that will be $6,286. The landlord will be in charge of maintaining the exterior of the building including the roof, repainting and other general maintenance of the exterior of the building and parking lot, except for signage that is the responsibility of each tenant. All signage requires prior approval by the owner and Town of Lexington.
