Rent Types

The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.

1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.

2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.

3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.

4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.

5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.

6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.

7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

Sustainability

ENERGY STAR® Energy Star is a program run by the U.S. Environmental Protection Agency (EPA) and U.S. Department of Energy (DOE) that promotes energy efficiency and provides simple, credible, and unbiased information that consumers and businesses rely on to make well-informed decisions. Thousands of industrial, commercial, utility, state, and local organizations partner with the EPA to deliver cost-saving energy efficiency solutions that protect the climate while improving air quality and protecting public health. The Energy Star score compares a building’s energy performance to similar buildings nationwide and accounts for differences in operating conditions, regional weather data, and other important considerations. Certification is given on an annual basis, so a building must maintain its high performance to be certified year to year. To be eligible for Energy Star certification, a building must earn a score of 75 or higher on EPA’s 1 – 100 scale, indicating that it performs better than at least 75 percent of similar buildings nationwide. This 1 – 100 Energy Star score is based on the actual, measured energy use of a building and is calculated within EPA’s Energy Star Portfolio Manager tool.

About the Property

Secure a sought-after position along Chesterfield County’s prolific Hull Street/Highway 360 corridor, among its wealthiest communities with this leasing opportunity at Deer Run Village. The available 1,200-square-foot space is well suited for retail, restaurant, salon, office, medical, and specialty service uses. The space benefits from Deer Creek Village’s strong tenant roster and consistent consumer traffic. The center is anchored by a national grocery store brand and complemented by established businesses, including Apex Jiu Jitsu, Pizza Hut, Destro Chiropractic, and Bloom Nail Spa. Ample parking and prominent signage opportunities further enhance accessibility and exposure. The property is strategically positioned near some of Chesterfield County’s most affluent and established communities, including Brandermill, Woodlake, and Moseley. Fronting Hull Street/Highway 360, Deer Run Village enjoys excellent visibility along one of the Richmond region’s primary commuter corridors, providing exposure to a steady stream of residents traveling between western Chesterfield County and the City of Richmond. The surrounding area continues to benefit from outward population growth, bringing additional households, consumer spending, and demand for neighborhood-serving businesses. Deer Run Village is also within minutes of several destinations that attract consistent local traffic, including Birkdale Golf Club, Hancock Village, and the Swift Creek Reservoir. A car wash is positioned at the front of the center, one of the best complements for any tenant, attracting regular visitors. Strong market fundamentals underscore the value of this opportunity. According to CoStar, the Swift Creek retail submarket maintains a retail vacancy rate of just 2.4%, significantly below the Richmond metro average of 4.7%. This limited supply reflects the area's strong demand for quality retail space and highlights the appeal of securing space within a well-positioned neighborhood shopping center.
