Tenant pays 100% for all utilities such as Electricity, Gas, Water, Internet, Cable, Telephone and Trash. Property ownership has started the design and planning phase for the Restoration & Heavy-Up of Utilities for the entire building in order to give this property the critical design and construction elements for the next 30-50 years of modern retail use. The permitting process has been started with the OGB (Old Georgetown Board) for the review of exterior design and the permitting process with DCRA will begin once we have secured all necessary approvals from the OGB. As part of this Restoration & Heavy-Up project we plan to improve the exterior façade, heavy-up on all utilities to increase the capacity of Electricity, Gas, Water and by adding sprinkler fire protection in the entire building. We will also be improving certain structural elements, replacing the mechanical HVAC systems, replacing the electrical systems, replacing the plumbing systems and replacing the roof on the entire building. We are planning to design and construct general office use on the 2nd and 3rd floors of the building. Additional information about the office use component will be made available at a later date. The building will re-open once all of the improvements are completed, and hopefully with a new retail tenant in place on the 1st floor and lower levels of the property. We anticipate the re-opening to occur in the spring of 2021.
