PROPERTY OVERVIEW

The property is improved with a concrete block building suitable for warehouse and industrial uses with accompanying business offices. According to the Pinellas County Real Property Appraiser’s Office the total gross square footage including the mezzanine (1000 sq.ft.) is 5,920. The building was erected in 1990 and has a galvanized aluminum panel clear span roof system with skylights. Present ownership remodeled and modernized the facility in 2006 which included, updating restrooms (ADA compliant) floor treatments, kitchenette addition, and air conditioning the warehouse. The warehouse area is accessed by way of two 14 foot high insulated doors, one 14 feet wide and one 8 feet wide. Additionally, the warehouse has a ventilation fan for moderate weather, 16 chain adjustable 8’ x 2 fluorescent light fixtures, electrical drops, and a stainless steel triple sink. The office area is largely open with 18” ceramic tile floors, wood trim, textured walls, and acoustic ceiling with lay-in fluorescent lighting. There are restrooms for both women and men and a large kitchen/break room. The building is fully air conditioned and is served with 400 amps / 240 volts of electricity. Additionally, the building furnishes dock high loading with a weather protected service ramp. Warehouse floor – When the owner was asked to describe the finish on the warehouse, the response was the following: “The floors were ground down to bare fresh concrete with a diamond pad grinder, all seams were filled with epoxy, then a solvent based military spec two part epoxy base coat of grey was poured on and spread with a squeegee, allowed to dry overnight then a coat of solvent based two part clear was put down in the same manner back rolled and flakes thrown in...allowed to dry then one more coat of clear....dried then a coat of thin urethane was rolled on top to give the most durable coat that is offered by any manufacture. I over do everything.....it is the same floor that is put in airplane hangars! Impossible for hot tires to lift, and the urethane keeps it from yellowing and scuffing easily.”
